Tri-Pac, Inc. a contract development and manufacturing company (CDMO) specializing in liquid and aerosol filling for personal care and pharmaceutical marketers, is seeking an experienced Building Maintenance Technician for immediate addition to our fast-growing team.
Job Description:
The Building Maintenance Technician is responsible for performing skilled maintenance, preventative maintenance, and repairs on various building items such as: mechanical couplings, building control systems, overhead doors, fire doors, dock equipment, rail dock equipment, and plumbing. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. Performs preventive maintenance on all base building and critical system equipment which includes but not limited to- assembling all tools, working with hand tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room reporting any impending supply or material shortages to the Operations Manager or Maintenance Supervisor of any equipment problems. The Building Maintenance Technician has uncompromising standards who works as a collaborative team player, communicates professionally, and demonstrates accountability. Is open to new and innovative ideas and focuses on continuous improvement and brings a positive attitude to the workplace.
Responsibilities:
- Visually inspect roof and buildings.
- Frequently walk up and down stairs for inspections and emergency procedure practice and climb ladders up to 40 feet and lift 60 pounds repeatedly.
- Equipment inspections require getting on hands and knees to reach areas difficult to access.

- Maintains tools and orders supplies as required for installation and repairs.
- Keeps logs, documents equipment repairs, closes work orders, tracks time accurately in reports and provides timely and constant communication with the Operations Manager and Maintenance Supervisor.
- Weld and solder equipment, as needed.
- Interpret and work from blueprints and sketches.
- Operates and maintains power tools always keeping them in safe working condition.
- The Building Maintenance Technician makes rounds and inspections of refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; recording readings as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions.
- Capable of working in confined spaces.
- Owns a set of basic mechanical hand tools.
- Operation of Lift Truck & Scissor Lift
Education and/or Experience:
- High school diploma or state equivalent required, minimum of two years of related trade schooling or two years of college.
- Strong background in plumbing, piping, fitting and pneumatics, is preferred.
- Special knowledge and skills – Skilled in use of tools and machinery required by the position. Knowledge of OSHA standards and local codes.
- May be required to successfully complete training, qualification related to programs, or secure licenses required for the operation of the property within one year of start date.
- Familiar with computer equipment and programs.
